I need a good book about modern rock guitar theory
The book should have all the theory a guy who likes to play Satch would need from the beginning to the Satch-level. Is there a book like this?

Well, there's always "Advanced Modern Rock Improvisation" by Jon Finn. It's not exactly 'theory' , but he is the progressive professor at Berklee. CHeck it out!
